Prepared in accordance with New Jersey Landlord-Tenant Law, N.J.S.A. 46:8-1 et seq., Anti-Eviction Act N.J.S.A. 2A:18-61.1 et seq., and Truth in Renting Act N.J.S.A. 46:8-45 et seq.
1. PARTIES

2. PREMISES
Landlord hereby leases to Tenant(s) the following residential premises:

3. LEASE TERM
This is a fixed-term lease commencing on August 1, 2026 and terminating on July 31, 2027, unless sooner terminated in accordance with applicable law.
Tenant shall have the option to renew this lease upon written notice to Landlord at least 30 days prior to expiration.
4. RENT
Tenant agrees to pay Landlord the sum of $2,250 per month as base rent, due and payable on the 1st day of each calendar month.
Rent shall be paid by check, money order, electronic transfer, or other agreed method. Landlord shall provide written receipt upon request. Rent increases shall require at least 60 days advance written notice.
5. LATE CHARGES
If rent is not received within 5 days after the due date, Tenant agrees to pay a late charge of $50. This late charge is not a penalty but represents a reasonable estimate of the costs Landlord will incur due to the late payment.
6. SECURITY DEPOSIT
Tenant has deposited with Landlord the sum of $3,375as a security deposit, which does not exceed one and one-half (1½) times the monthly rent as required by N.J.S.A. 46:8-21.2. This deposit shall be held in an interest-bearing account at a New Jersey bank or savings institution, separate from Landlord's personal funds.
Landlord shall return the security deposit, with interest accrued, within 30 days of the termination of the tenancy, less any deductions for unpaid rent or damages beyond normal wear and tear, accompanied by an itemized statement. (N.J.S.A. 46:8-21.1)
7. UTILITIES AND SERVICES
Tenant's responsibility: Electricity, Gas. Tenant shall arrange and pay for these utilities directly with the service provider.
8. OCCUPANCY AND USE
The premises shall be occupied solely as a private residence by the Tenant(s) named herein and their minor children. No other persons shall occupy the premises without prior written consent of the Landlord. The premises shall not be used for any business, trade, or commercial purpose without Landlord's written consent.
9. PETS
Tenant is permitted to keep pets on the premises subject to payment of the pet deposit and pet rent as specified above. Tenant is responsible for any damage caused by pets. Tenant must comply with all local ordinances regarding pets.
10. SMOKING POLICY
Smoking of tobacco, cannabis, or any other substance is strictly prohibited on the entire premises, including all indoor areas, patios, balconies, and common areas.
11. MAINTENANCE AND REPAIRS
Landlord's Obligations: Landlord shall maintain the premises in habitable condition as required by N.J.S.A. 2A:42-85 et seq. (New Jersey Hotel and Multiple Dwelling Law where applicable). Landlord shall make all necessary repairs to maintain the premises in good and safe condition, including structural, mechanical, and essential services.
Tenant's Obligations:Tenant shall maintain the premises in a clean and sanitary condition, shall not make alterations without written consent, and shall promptly notify Landlord of any needed repairs. Tenant is responsible for repairs due to Tenant's negligence or misuse.
12. LANDLORD'S RIGHT OF ENTRY
Landlord or Landlord's agents may enter the premises upon at least 1 day(s) advance written notice to make repairs, inspect the premises, show the unit to prospective tenants or purchasers, or for any other lawful purpose. In case of emergency, Landlord may enter without prior notice.
13. ASSIGNMENT AND SUBLETTING
Tenant shall not assign this lease or sublet the premises or any part thereof without the prior written consent of the Landlord. Any assignment or subletting without consent shall be void and shall constitute grounds for termination of this Agreement.
14. NEW JERSEY ANTI-EVICTION ACT
This tenancy is subject to the New Jersey Anti-Eviction Act, N.J.S.A. 2A:18-61.1 et seq. Tenant may only be evicted for "good cause" as defined by this statute, including but not limited to: failure to pay rent, continued disorderly conduct, willful destruction of property, failure to comply with lease terms, and overcrowding. Tenant has the right to receive written notice prior to eviction proceedings.
For month-to-month tenancies or holdover situations: 30 days written notice is required before filing for eviction without good cause. (N.J.S.A. 2A:18-56)
15. TRUTH IN RENTING
Pursuant to the New Jersey Truth in Renting Act (N.J.S.A. 46:8-45 et seq.), Landlord has provided Tenant with the official New Jersey "Truth in Renting" pamphlet, which sets forth the rights and responsibilities of landlords and tenants in New Jersey. Tenant acknowledges receipt of this pamphlet.
16. DEFAULT AND REMEDIES
If Tenant defaults in the payment of rent or any other obligations under this Agreement, Landlord shall have all remedies available under New Jersey law, including filing a dispossess action in the New Jersey Superior Court, Special Civil Part. Tenant shall be liable for reasonable attorney's fees, court costs, and any unpaid rent or damages in the event of default.
17. LEAD-BASED PAINT DISCLOSURE
If the residential property was built before 1978, federal law requires disclosure of known lead-based paint and/or lead-based paint hazards. Tenant acknowledges receipt of any applicable Lead-Based Paint Disclosure form and the EPA pamphlet "Protect Your Family From Lead in Your Home."
18. SPECIAL CONDITIONS AND ADDENDA
Early termination fee: $6,750 with 60 days written notice. Pets: George & Charolette (Mixed Mutts) per Pet Addendum. Returned payment fee: $50. No short-term rentals. Property may be shown for sale. Grilling allowed in backyard, 25 ft from structure. Guest max 4 persons, 3 consecutive nights.
19. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the parties with respect to the subject matter hereof, and supersedes all prior agreements and understandings, oral or written. This Agreement may not be modified except by a written instrument signed by both parties. This Agreement shall be governed by and construed in accordance with the laws of the State of New Jersey.
